An Official Plan and Zoning By-law Amendment applications have been submitted to increase
the density allowed in the Official Plan and to rezone the subject lands to a site-specific Residential Apartment 5C Density (R5C) zone to allow for 99 stacked townhouses units within 6 blocks.

The subject lands are designated Residential in the City’s Official Plan and located within the Build-up Area. The subject property is currently zoned Institutional (I) in accordance with Zoning By-law No. 79-200, as amended. Future consent will be required to sever the lands to facilitate this development and have an easement for access onto Valley Way.

The applicant is requesting relief for the minimum lot frontage, rear yard depth, minimum parking standard for the use and the minimum aisle width requirement.
