A Minor Zoning By-law Amendment Application has been submitted to rezone the lands to recognize the existing quadraplex, and zone the back half the property from R1B to R1F for the purpose of severing to create 3 new single detached lots. The subject lands are designated Residential
in the City’s Official Plan.

The subject lands are currently zoned Residential 1B Zone (R1B), under Zoning By-law No. 79-200. The
proposal would recognize existing regulations for the existing quadraplex, reduce the lot area for a quadraplex, and rear yard. For the 3 single detached lots in the rear, the proposed R1F zoning will amend the minimum lot areas and driveway width in front yards.
