The subject property known as 6270 Dunn Street is located on the south side of Dunn Street between Collins Drive and Drummond Road. The applicant is requesting the Committee of
Adjustment to a change of a legal nonconforming use, through a process permitted by
Section 45(a)(i) and 45(2)(a)(ii) of the Planning Act (R.S.O. 1990, c.P.13).

The applicant is proposing to change the use of the existing legal non-conforming triplex to a fourplex by converting the basement into a dwelling unit on the above noted property.
The subject property is zoned Residential 1C (R1C) Zone in accordance with Zoning By-law No. 79-200.
